Understand the condition before disturbing it
A stain, odor, or visible patch does not describe the full moisture history. Scraping, demolition, or painting before the condition is assessed may make the work harder to plan. Explain the affected material, any leak, and previous repairs when you contact the office.
Cleaning and removal depend on the material
The next step depends on the amount of growth, the material, access, and whether water damage remains. A work plan should explain surrounding-area protection, affected-material handling, cleaning, and drying. Painting over an unresolved condition does not address the reason it became wet.
Avoid promises about zero spores
Mold spores occur naturally indoors and outdoors. A useful remediation scope addresses the affected building condition; it does not promise to remove every airborne spore forever. Color alone also cannot determine health risk.
